Big Bucks in the “Zoom Boom”

I’m not a big fan of staring into mirrors. Especially after a rough day’s scouting.

A 5 a.m. start, a day pounding pavements or bouncing down dusty roads to exploring construction sites…it does nothing for my complexion. (But it is how we get the best RETA-only deals.)

Video calling is everywhere now though. Like everyone else, I spend a lot more time looking at “thumbnail Ronan” on my laptop.

Does anyone like how they look on a video call?

I just read that plastic surgeons across the globe are reporting an unprecedented number of requests for procedures. They are calling it “the Zoom Boom” and it’s not just because people don’t like their faces. Now folks are working at home they have the time and privacy to recover from procedures.

I was an early adopter of Zoom, so I have workarounds that don’t require surgery. I’ve used all sorts of video conferencing software for years, mainly to communicate with my team as we all ping-pong around the globe scouting real estate.

Now I find the Zoom Boom trending everywhere…

And on our real estate beat I think it’s going to make us a lot of money…

Millions of folks are free of the office. Using Zoom video calling and other tech, they can now relocate anywhere in the world.

At RETA we’ve been actively investing in the world’s most desirable places for years. Our networks of contacts and insiders in these places run very deep.

We are completely prepared to make the most of this huge surge of people moving to places like Mexico’s Riviera Maya, Panama’s Pacific Riviera…the Costa del Sol in Spain…Portugal’s Algarve…

Tulum or traffic…Because of the Covid-19 crisis, millions more people are beginning to work from anywhere. This plays into our hands with our killer RETA deals in the world’s most desirable places.

Just one example…

In February 2020, RETA members could buy two-bed homes in Edena, Tulum, on the Riviera Maya for $149,000. In April, as the pandemic took hold, I organized a virtual scouting trip to Edena for our group and used the crisis to negotiate a free pool for every member who had bought in February and those who locked down a home on the Virtual Members-Only Scouting Trip.

A few months later…in October homes were listing for $199,000. When I first brought RETA the deal I predicted these homes would be worth $225,000 within a year of delivery. We’re well on track to see that.

And the rental potential is exploding

Rental demand has been supercharged by the Covid crisis and the acceleration of the “work from anywhere” trend. Seems like every day I hear another story about some remote worker scrambling for a rental in Tulum. What was a critical shortage is becoming even more acute. Edena is exactly what many of these folks are looking for. I predicted rental yields of around 13% and I am even more confident thanks to the “Zoom Boom.”


Take a look at this ad. Homes in Edena in Tulum on the Riviera Maya are now listing for $199,000. RETA members could buy two-bed homes here for $149,000 in April 2020.

“Zoom Boom” Deals

In the last month we’ve had two stunning deals super-charged by the “Zoom Boom” at RETA.

Members had the chance to buy a fully-furnished two-bedroom condo at The Haven in Playa Caracol from only $137,000…

Thanks to the Great Bailout RETA members get a $65,000 discount. And I figure gains of $113,000 five years after delivery.

And last week in Playa del Carmen’s super-swanky Corasol community, you could have locked down a condo starting at bargain basement pricing of only $192,800. Similar condos in Corasol currently list for upwards of $400,000.

Both are going to be premier destinations for the newly mobile folks seeking rentals close to a beach in a sunny climate.

We have several more big deals coming in what I’d call the “Zoom Boom” heartlands…

Panama’s Pacific Riviera and Mexico’s Riviera Maya are inherently desirable international destinations with great weather, a lot of easy flights, and places where we can use our RETA group buying power to lock down best-in-class real estate.

We also have opportunities coming in Europe’s hottest “Zoom Towns”…

Hot Deal in Portugal’s “Zoom Town”

I have some juicy deals for us…

We have a hefty RETA discount on condos in a hot new community in Lagos, in the western Algarve. It’s a stand-out deal and I’ll have full details for RETA members during the virtual MOST.

Lagos is arguably the most historic town on the Algarve. This small town was home to Henry the Navigator and the adventurers of the Age of Discovery. It’s a pretty and happening place, compact, low-rise, and walkable. From spots all over town you can catch breathtaking views of the Bay of Light, fringed by miles of golden sand, with the town of Portimão on the other side.

I think of Lagos as a beach town with a modern marina and great restaurants. You can walk from town to sandy coves, or long stretches of golden sand beach. Cliffs, sea stacks, and bluffs punctuate the coastline.

I can definitely see why the coastline and climate remind folks of Southern California.


The Algarve’s stunning golden coastline has been compared to that of California.

Lagos is drawing remote workers and retirees from all over…

And deals here are getting snapped up as fast as I find them. RETA members have not been slow to act.

Remember, foreigners can borrow from Portuguese banks at crazy low rates.

Michael says: Hi Ronan, My wife and I are going to Los Cabos next month for a little beach time R&R. I also want to check out the real estate market for a vacation home.

My question is, how do you evaluate the safety of moving into an area that is unfamiliar. My wife likes checking out Google Trends, and the comments about Cabo have been running negative, warning that you need to be careful about where you go, when you go, and even the transportation you take. Since you live there six months a year, I would like to have your take on how to be safe in Cabo, or any other foreign country.

Ronan says: Hi Michael, I take personal safety very seriously. I count myself very lucky to have had no major issue in nearly two decades of almost full-time travel and want to keep it that way.

I’m not out partying or buying drugs. That keeps me out of the highest-risk situations. I don’t like to be on the roads late at night. I’m much more worried about bad and drunk drivers here than cartels or car jackings.

Cabo is generally safe. It’s not as safe as Ireland where I’m from… It’s safer than Baltimore, less safe than small-town Wisconsin…you need to keep your wits about you.

Take the usual travel precautions. I have my own car here. Before buying it, I used Uber. I don’t have any specific don’ts…the big “do” is take the usual precautions you would take when you travel anyway in the world.

I don’t travel to places where I feel there’s a significant security risk. This includes many parts of Mexico, sadly. Our opportunities, however, in places like Cabo, Tulum, San Miguel, and Puerta Vallarta are places I feel comfortable with the security situation.

Teresa says: Hello! I’ll start off by letting you know I am a recent member of your group and just getting my feel for it. I have been talking about investing in real estate for a long time but have never had time to put into it. Now I do have the time…and more motivation! I was a hair’s breadth away from making a deposit on the recent Mexico deal. I ended up feeling like I might be jumping into something before having my ducks in a row. So, my question is, can you guide me to a place where I can get some personal assistance on options and strategies for investing profitably? This is a new arena for me.

Ronan says: Hi Teresa, First things first. For any queries you have about RETA deals, never hesitate to contact Nancy, you RETA concierge.

In the meantime, my advice is to profile yourself. Figure out why you want to invest and what your ultimate goals are. Are you looking for a pure rental play or a place where you might spend some time yourself too? What’s your tolerance for risk? Every market is different, with different levels of risk and reward. That goes for buying at home as well as overseas.

If you’re buying all cash, financing won’t be an issue. But consider what else you might achieve if you use financing instead. With the right investments, it could be the difference between owning one property and owning two.

And how involved will you be in managing the investment property? If you plan to hire a rental manager, you need to make sure you buy in a destination with experienced property managers.

Once you’ve considered some of these larger questions, you’ll have a pretty good idea of what kind of property you’re looking for and where.

Finally, be careful of “analysis paralysis.”

If you’re a fan of spreadsheets and numbers, you can build elaborate matrix of data to compare properties: square footage, price, bedrooms, bathrooms, aspect…utilities, projected costs…projected income…

This can be useful, but it can also paralyze you. Or worse, you can find yourself focusing on the wrong things and going in the wrong direction.

Don’t be the spreadsheet person who never pulls the trigger. I like to buy things where I am ahead from the get-go. For example, by paying $150,000 for something that’s worth more than $200,000. We make our money buying, the old saying goes… You can get so caught up in the crunching, you can miss that critical first step…buy really, really well.
