The Duke’s Last Fight

Friday, March 12, 2021

Ronan McMahon Dear Your Overseas Dream Home Reader,

The locals called him the big gringo from Hollywood.

At nearly 6′ 5″, the Duke was a towering figure wherever he went. But his height was accentuated even more next to locals in Panama.

He arrived in his yacht, the Wild Goose. Sailing down the Pacific coast from California, John Wanye knew his waypoint well. He would always dock at the island of Taborcillo in Bahía de Chame.

Wayne visited whenever he could. He loved the Panamanian people, the peace he found there. And he enjoyed fishing the area around his island.

Fittingly, Wayne’s private island, Taborcillo, is horse-shoe shaped. Surrounded by white-sand beach, it’s only about five miles from our upcoming opportunity in Playa Caracol. Today, the small island is available for $14 million.

You can watch a video of the island here:

John Wayne’s Panamanian island is now for sale for $14 million.

I can see what the attraction was for Wayne. There’s something irresistible about having your own private white-sand beach.

With our deal in Playa Caracol, that’s essentially what we’re getting. Playa Caracol is the nicest beach within an hour or so of Panama City, and as owners in this master-planned community, we have it to ourselves…

Our price for a fully furnished condo at Playa Caracol is insanely low—from just $112,000.

The furnishings alone are worth $15,000. Factor that in and your price looks more like $97,000.

I predict your condo will be worth $250,000 five years after delivery, meaning your potential for profit is a truly enormous $138,000.

But let’s get back to the Duke…

Even towards the end of his life, John Wayne never backed down from a fight. And the last big fight he ever picked was over the fate of the Panama Canal.

Wayne believed that it would be in the best interests of both the U.S. and Panama if control of the canal were to be turned over to Panama. And because of his very public support for the controversial treaty setting out plans to do just that, he took a lot of backlash, even getting the first hate mail in his life.

However, the Duke won out. His support helped seal the deal. And the treaty signed in 1977 that called for the transfer of canal control in 1999, set the groundwork for decades of economic growth in Panama.

It was one of the events that laid the foundation for the Path of Progress we’re now set to profit from.

You can check out the full timeline of events here.

The World’s Newest Riviera

Even before the gringo from Hollywood, the 50-mile or so stretch of coastline west of Panama City, known as the Pacific Riviera, was getting attention.

Coronado, a town farther west, was founded by a descendant of European immigrants called Roberto Eisenmann in 1941. (Just goes to show, international folk have been making their home in Panama for a long time.)

Today, Coronado is an extremely popular weekend and vacation getaway for Panamanians and a snowbird destination for North Americans. It’s home to a golf course, clinic, and equestrian center.

Right outside the gates, you’ll find supermarkets, restaurants, a bank, a hardware store, a beauty parlor, a wine store…

But because it’s so old, it looks a little shabby in places. It’s also much farther from Panama City… and not quite a true beach town. Yet it’s still among the most popular resort communities on this Pacific Riviera.

Brand-new Playa Caracol, in Chame, is closer to the city (as close as you can get) and a true beach community master-planned in the style of a small Southern California beach town.

When I first visited Chame in 2007 it was a boneshaker of a ride in a four-wheel drive. I found miles of white sand and coconut palms with magnificent Pacific vistas.

But the Path of Progress is moving fast…

In Panama, billions of dollars are being spent on infrastructure. New roads, wider roads, more roads, bigger roads…a new bridge over the Panama Canal…a massive expansion of Tocumen International Airport close to Panama City. Already a major global hub, the airport handled over 16 million passengers in 2019.

Just this month, construction began on a new metro line heading west from the city towards the Pacific Riviera.

Smart money has poured into the Pacific Riviera over the last 15 years. New hotels, new resorts, a premium golf course, and swish new residential communities have popped up. A slew of upper-middle-class housing back from the beach has brought schools, supermarkets, and services in its wake.

Vacationers, snowbirds, and weekenders are all coming in droves to this coast. It’s long been popular as a beach escape for well-heeled city dwellers. And it’s now a place where folks want to live full time. The Path of Progress is making that easier to do than ever before.

Yet so far, Playa Caracol has been a closely held secret known only to a few insiders.

That’s because Playa Caracol is in an area of Chame where, until recently, most of the land was owned by just a few families who didn’t want to sell. The rest was all farms. So development leapfrogged the entire area. And while millions of dollars were being spent on development along the coast farther from Panama City, Chame was left a virgin paradise. Not much different to the Chame the Duke visited all those years ago.

And unlike Coronado, Playa Caracol is entirely master-planned, right down to the parking spaces. The developer behind this community, isn’t leaving anything to chance. Alfredo Aleman, is in a league of his own when it comes to vision, drive, and imagination. And he’s already succeeded in spectacular fashion.

Playa Caracol is now realized with 300 built units and it’s entering its next phase. It’s about to become the premier destination on Panama’s Pacific Riviera…

…and with the new opportunity opening to us in a matter of days, we’re getting the chance to be a part of it for just $112,000.

That’s $112,000 for a condo a stroll to an amazing beach…the best beach within an hour of a world-class city.

Like I say, the furnishings alone are worth $15,000. Factor that in and your price looks more like $97,000.

This buys you a luxury condo of 617 square feet including terrace. The smart design of units and furniture gives your condo a very spacious feel. You have an open kitchen-living area, a main bedroom, and another room perfect for an office or a cinema area and pull-out sofa. It’s the perfect unit type for short or medium-term stays at this new beach town where you will have every amenity, all orientated around the stunning beach and the planned boardwalk.

I predict your condo will be worth $250,000 five years after delivery, meaning your potential for profit is a truly enormous $138,000.

And once the community becomes an established destination, I expect the rental income to kick in. I figure you could see gross rental yields of over 14%.

Watch your mailings for more details next week…

Wishing you good real estate investing,

Ronan

Your Comments and Questions

Susan says: I am not finding Playa Caracol on Google maps. It takes me to an island off the coast, is that correct? Is there a video on the complex, interior layouts of the condos? Prices for ocean front vs pool or garden view?

Ronan says: Hi Susan. To find it on Google maps, search for “Playa Caracol Residences & Beach Club.” It’s not an island, but it sits right on the coast of Chame. I’m currently preparing some video to send you, but you can also check out the community in this video I sent readers with one of our last RETA deals in Playa Caracol.

Regarding pricing, you’ll get the various options in my full report, which I’ll be sharing with you very soon. Stay tuned!
