Tom says: Good morning! I like reading about Spain and France and Portugal. But I am interested in Hungary, especially in owning real estate in Budapest. Can you give me any help there? I would be thrilled to have a deal because what I can find seems higher than I would’ve thought.

Ronan says: Hi Tom. My team have found numerous bargain deals in Budapest over the past year, but you’re right that prices are broadly higher than one might expect from Eastern Europe. In large part, this is due to the huge popularity of Airbnbs in the city.

My advice would be to sit tight. Both the Hungarian government and the Municipality of Budapest plan to restrict short-term house rentals in the capital, which could completely transform the market.

Rental prices in certain parts of the city have already fallen by 20% in the last year. A lot of owners, especially multi-property owners, who were over-leveraged when the pandemic hit, will likely be selling.
