Jason: Hi Ronan, Thanks for all your great content and insight on international living. Please keep me posted on the upcoming Panama properties. I also like Uruguay too.

Me and my wife are exploring options outside of California as we plan for later years and how best to retire.

David asks: Are all advertised deals cash only or are there financing options available for U.S. citizen buyers for any of them?
Please advise on what country deals to focus on if financing is desired.

Ronan says: Hi David. Good question. Your financing options will change depending on where you plan to buy. In Europe, you can generally get bank financing. As a foreigner, you’ll pay a slightly higher rate than an EU citizen, however, as it stands, rates are incredibly low.

In Latin America, it gets a trickier. Generally, finding bank financing is difficult. And if you do get past excruciating bureaucratic requirements, the interest rates will be high.

However, when I negotiate exclusive deals, like the one above, I often negotiate with developers to secure developer finance too…often at interest rates far below what other foreign buyers or even locals will pay on a mortgage. This gives us an edge in markets that can otherwise be inhospitable to foreign buyers.
