The Gathering XII
These sessions reveal a simple truth: opportunity moves—and those who look globally, think long-term, and act early benefit most. From proven markets to emerging frontiers, the goal isn’t one “best” place—it’s building a strategy aligned with your lifestyle, income, and long-term vision.

This opening keynote sets the tone for the entire Gathering—framing real estate not just as an investment, but as a tool to design a more abundant life.
Ronan McMahon introduces the core philosophy behind RETA: that opportunity is never gone—it simply moves. From the early days of scouting Northeast Brazil during the Global Financial Crisis to uncovering emerging markets across Latin America, Europe, and Asia, the mission has remained the same: go where others aren’t looking yet.
Ronan and Ciaran walk through several of the top-ranked destinations in the 2026 RETA Index and explain how investors should use the Index as a decision-making tool—not just a list of “best places,” but a framework for identifying the right market for your goals.
This session steps back from individual deals to answer a bigger question: why Panama at all? And more importantly—why it continues to attract both capital and long-term residents.
This session explores one of the most surprising value plays in Europe: deeply discounted real estate in Italy’s historic hill towns—and how to separate true opportunity from value traps.
Ciaran frames Italy as a place of contrasts. On one hand, you have world-class culture, food, architecture, and lifestyle. On the other, outside the major cities and tourist hubs, you’ll find entire towns where properties sell for astonishingly low prices—sometimes €20,000 to €100,000 for structurally sound homes. The reason is simple: depopulation. Younger generations have left many rural towns, creating excess supply and downward pressure on prices.
But the key insight—and the opportunity—is that not all towns are in decline.
Ronan and Joel Bowman explore Argentina as a classic turnaround story—one that has long been defined by economic mismanagement but may now be entering a very different phase.
Ronan and Alfredo Aleman introduce Playa Caracol as a rare true beachfront opportunity just over an hour from Panama City. The core investment case is not only the beach itself, but the larger macro story behind it: proximity to a thriving capital, improving highway infrastructure, and a developer with a proven history of creating transformational communities.
Denise Cruz and Ricardo Pica explain why Lagos continues to stand out as one of the Algarve’s most attractive lifestyle and rental markets—and how to approach buying there with confidence. Denise focuses on the city itself: its beaches, walkability, marina, climate, and international appeal. She makes the case that Lagos attracts exactly the kind of visitor and buyer investors want—families, retirees, and higher-spending travelers looking for quality, convenience, and a strong year-round destination.
Zach Lunan and attorney Eduardo Cabrales present Nicaragua as one of the most affordable beachfront and ocean-view markets in the Americas—and make the case that a major infrastructure shift is now changing the opportunity set. Zach focuses on the Pacific coast, especially around San Juan del Sur, where he has worked for more than two decades, and explains how the new coastal highway dramatically improves access to beaches and development zones that were previously slow and difficult to reach.
Daniel shares the original roots of the RETA story in Northeast Brazil—and explains how he, as a deeply connected local insider, approaches real estate as a capital appreciation business first and a rental business second. Coming from a family that has worked in the market for decades, he describes how he and Ronan quickly connected back in 2008 around the same core idea: opportunity exists where infrastructure, demographics, and local knowledge come together before the wider market fully catches on.
Geoffrey Donahue and Alex Radford make the case for Spain’s Costa del Sol as one of Europe’s most compelling lifestyle-and-investment markets. Geoffrey focuses on the appeal of the region itself: exceptional weather, strong tourism, low day-to-day living costs, vibrant towns like Marbella and Estepona, and consistent demand for both short-term rentals and resale property. He also points to past RETA-style opportunities that have delivered substantial appreciation.

Ronan and Jean Marc de Villiers explore one of the most speculative—and controversial—markets discussed at the event: Isla Margarita, Venezuela. Framed clearly as a high-risk, early-stage “laboratory” opportunity, the conversation focuses on what happens when a previously popular destination begins to show signs of life after a long period of decline.
Doug Hill shares a candid and personal account of how he went from observing RETA deals to becoming an investor himself. What begins as a lighthearted story quickly turns into a meaningful reflection on how—and why—people ultimately decide to buy overseas real estate.
Mark Lichtenfeld shares his personal journey from long-time interest in international real estate to finally making his first overseas purchase—with the help of RETA. What stands out most is not just the deal itself, but the decision-making framework that led him there.
Jen Stevens shares a personal—and refreshingly honest—look at how she approaches international real estate, not just as an editor and traveler, but as an investor making real decisions with her own money. Drawing on nearly three decades of exploring global opportunities, she frames real estate not just as a financial tool, but as a way to create a richer, more flexible life.
Ronan is joined by Paraguay attorney Nestor Loizaga and RETA member Kurt Hoppe to explore a market that’s still early—but gaining serious attention. Framed as a “laboratory” opportunity, Paraguay is presented as a place where multiple early signals—residency demand, foreign capital inflows, and macroeconomic stability—are beginning to align.
Panama-based attorney Diego Coro walks through the fundamentals of buying real estate in Panama, offering a clear, practical overview tailored to international investors. Drawing on nearly two decades of experience, he explains how transactions work, what to watch for, and how to structure ownership in a way that aligns with your broader goals.
In this session, Margaret and Ronan continue their breakdown of top locations from the 2026 RETA Index, shifting from theory into three specific markets: La Barra (Uruguay), Estepona (Spain), and Jacó (Costa Rica). Each destination is framed through both lifestyle appeal and investment potential, helping members think about how different markets align with their personal goals.
In this session, Brad frames AI not as a tool for technologists, but as a powerful advantage for experienced professionals who already know how to make decisions, spot opportunities, and create value. Using the story of Cornelius Vanderbilt as a starting point, he makes the case that the people best positioned to benefit from AI are not necessarily the youngest or most technical—they are the ones with judgment, curiosity, and the willingness to adapt.
Brad Costanzo opens the floor to one of the biggest questions people have about AI: not just what it can do, but where to even begin. Rather than delivering a formal presentation, he focused on live questions from the audience—covering everything from using AI to create training materials, to learning new skills faster, to understanding the fast-moving world of AI agents, automation, and business applications.
This session brought together RETA’s legal experts from across Panama, Mexico, Portugal, the Dominican Republic, Costa Rica, Spain, Nicaragua, and Paraguay for a rare open Q&A focused on the real-world legal questions buyers actually have. Rather than broad theory, the conversation zeroed in on the practical details that matter once you’re seriously considering an overseas purchase: how foreigners can hold title, where trusts or LLCs make sense, what inheritance rules look like, how tax treatment differs by country, and what buyers need to know about financing, rental rules, and residency options.
